  • New housing: VAT (10%) is paid on the purchase price, and AJD (Actos Jurídicos Documentados), which in Andalusia is 1.2%.
  • Second-hand housing: ITP (Property Transfer Tax) is paid, which in 2025 is 7% in general in Andalusia.

2. Notary

Notary fees vary according to the price of the property and the complexity of the document, but are usually between €600 and €1,000.

3. Land Registry

The registration of the sale and purchase at the Registry costs between 400 € and 700 €, depending on the price of the property.

Management (optional)

If you finance with a mortgage, the bank may require an agency to take care of all the paperwork. It usually costs between 300 € and 500 €.

5. Appraisal (if there is a mortgage)

The bank may request an official appraisal, with an approximate cost of 300 € to 500 €.

The Junta de Andalucía contemplates reduced rates of ITP for certain buyers. Here are some examples:

🧓 Under 35 years of age.

  • ITP reduced to 3.5% if the property does not exceed 150,000 € and it will be your habitual residence.

👨‍👩‍👧‍👦 Large families

  • ITP reduced to 3.5%, as long as it is the habitual residence and does not exceed 250,000 € (or up to 350,000 € if there are disabled members).

♿ Persons with disabilities

  • ITP of 3.5% if a degree equal or higher than 33% (physical) or 65% (psychic) is accredited, and it is destined to a habitual residence.

🌍 Non-tax resident buyers

Non-residents are not eligible for certain reductions, such as those applicable to their principal residence, unless they officially transfer their residence to Spain. In addition, they may be subject to certain tax withholdings or informative declarations if they subsequently resell the property.
