You are at the perfect time to benefit from a series of grants and tax reductions that the Junta de Andaluc\u00eda makes available to you, especially if you live in Malaga or are thinking of moving here. <\/p>\n\n<p>Here&#8217;s everything you need to know to make the most of the benefits available in 2025.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<h3 class=\"wp-block-heading\"><strong>\u2705 Who is eligible for these grants?<\/strong><\/h3>\n\n<p>Young people under 35 years of age who are going to purchase their <strong>first habitual residence<\/strong> in Andalusia are eligible for <strong>tax reductions<\/strong> and certain <strong>direct purchase aid<\/strong> programs, provided that certain requirements are met:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Be under 35 years of age at the time of purchase.<\/li>\n\n\n\n<li>The property must be used as a habitual residence for a minimum period of time.<\/li>\n\n\n\n<li>Meet certain income limits.<\/li>\n\n\n\n<li>Not to have been the owner of another property.<\/li>\n<\/ul>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<h3 class=\"wp-block-heading\"><strong>\ud83d\udcb0 Reduction in ITP (Property Transfer Tax)<\/strong><\/h3>\n\n<p>When you buy a <strong>second hand property<\/strong> in Andalusia, you must pay the ITP. But if you are under 35 years old, <strong>you can benefit from a reduction of 3.5%<\/strong> (instead of the general 7%), provided that: <\/p>\n\n<ul class=\"wp-block-list\">\n<li>The value of the property does not exceed <strong>\u20ac150,000.<\/strong><\/li>\n\n\n\n<li>The dwelling is intended as a <strong>habitual residence<\/strong>.<\/li>\n\n\n\n<li>Your annual income does not exceed <strong>\u20ac25,000 gross (individual)<\/strong> or <strong>\u20ac30,000<\/strong> <strong>gross<\/strong> <strong>(joint)<\/strong>.<\/li>\n<\/ul>\n\n<p><em>Example:<\/em> if you buy a house for \u20ac140,000, the savings in ITP could exceed \u20ac4,000.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<h3 class=\"wp-block-heading\"><strong>\ud83c\udfe0 Purchase aid for young people: Direct subsidy<\/strong><\/h3>\n\n<p>The Junta de Andaluc\u00eda, within the <strong>Plan Vive en Andaluc\u00eda<\/strong>, provides direct financial aid to facilitate the purchase of a permanent home for young people under 35 years of age in municipalities of less than 10,000 inhabitants. Although not all the municipalities of Malaga fall into this category, some nearby towns can benefit. <\/p>\n\n<p>\ud83d\udca1 A <em>mount of aid:<\/em> up to <strong>\u20ac10,800<\/strong> or 20% of the price, with a maximum per dwelling of \u20ac100,000.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<h3 class=\"wp-block-heading\"><strong>\ud83c\udfe6 Special mortgages for young people<\/strong><\/h3>\n\n<p>Some banks offer <strong>mortgages with advantageous conditions<\/strong> for first-time home buyers under 35 years of age:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Financing of up to 95% of the value of the property.<\/li>\n\n\n\n<li>Reduced interest rates.<\/li>\n\n\n\n<li>Lack of capital in the early years.<\/li>\n<\/ul>\n\n<p>It is advisable to compare offers and have the help of a real estate advisor to choose the best option according to your profile.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<h3 class=\"wp-block-heading\"><strong>\ud83e\uddfe Other advantages<\/strong><\/h3>\n\n<ul class=\"wp-block-list\">\n<li><strong>Deduction for investment in primary residence<\/strong>: if you signed your mortgage before January 1, 2013, you can continue to deduct it in the Renta.<\/li>\n\n\n\n<li><strong>Reduction in AJD (Actos Jur\u00eddicos Documentados)<\/strong>: when buying a new building, some communities have reduced rates in this tax.<\/li>\n<\/ul>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<h3 class=\"wp-block-heading\"><strong>\ud83d\udccd Buying a home in Malaga: a smart move<\/strong><\/h3>\n\n<p>Malaga and its province offer a great quality of life, good communications and a varied real estate offer.
